Selling Your Home Yourself? Verify Buyer Financing
Selling Your Home Yourself? Don’t Let an Unqualified Buyer Waste Your Time
You listed your home yourself because you wanted control.
You wanted to manage the process, communicate directly with buyers, and potentially keep more of the money from the sale in your own pocket.
Then the messages started.
Some buyers asked questions but never scheduled a showing. Others toured the home, sounded excited, and disappeared. A few may have even talked about making an offer—but could not clearly explain how they planned to finance the purchase.
That is when many For Sale by Owner sellers discover an important truth:
Finding someone who likes your home is not the same as finding someone who is financially prepared to buy it.
A Buyer’s Excitement Is Not a Loan Approval
Imagine receiving an offer that looks great on paper.
The buyer loves the property. They agree to your price. You begin imagining the closing, your next move, and what you will do with the proceeds.
Then the financing problems begin.
The buyer’s credit does not meet the lender’s requirements. Their income cannot be properly documented. Their debt is higher than expected. The down payment funds are not available. Their pre-approval was incomplete, outdated, or never fully reviewed.
Now the transaction is delayed—or the buyer walks away entirely.
Meanwhile, you may have stopped marketing the home, turned away other interested buyers, or spent money preparing for a closing that never happened.
A weak buyer can cost more than time. A weak buyer can cost you your momentum.
Why Buyer Financing Matters to a FSBO Seller
When you sell your home without a traditional listing agent, you take on several important responsibilities.
You are not only marketing the property and scheduling showings. You are also evaluating offers, reviewing timelines, communicating with buyers, and trying to determine whether the person making the offer can actually complete the purchase.
That does not mean you need to become a mortgage expert.
It does mean you should know what questions to ask.
For example:
Has the buyer completed a full mortgage application?
Has the lender reviewed the buyer’s income, credit, assets, and debts?
What loan program is the buyer using?
Is the property likely to meet that loan program’s requirements?
Does the buyer have funds available for the down payment, closing costs, and other expenses?
Are there financing conditions that could delay or prevent closing?
Who can you contact to verify the buyer’s financing status?
The right questions can help you separate genuine readiness from casual interest.
Selling on Your Own Does Not Mean Doing Everything Alone
Many homeowners choose FSBO because they want independence—not isolation.
You can remain in control of your sale while still getting professional guidance on the financing side of the transaction.
As a Mortgage Loan Originator and FSBO Pro through FSBO.com, I help homeowners better understand buyer financing, review the strength of mortgage pre-approvals, and identify questions that should be answered before moving too far forward with an offer.
My role is not to pressure you into accepting a particular buyer.
My role is to help you understand whether the financing appears positioned to move forward—and where potential concerns may exist.
Because the best offer is not always the highest offer.
The best offer is the one that has a realistic path to the closing table.
Warning Signs FSBO Sellers Should Not Ignore
Not every financing issue means a buyer is unqualified, but certain signs deserve closer attention.
Be cautious when a buyer:
Refuses to provide a pre-approval letter
Only provides an online prequalification with limited review
Cannot clearly identify their lender or loan officer
Makes an offer before discussing financing
Changes loan programs repeatedly
Requests unusually long financing deadlines without explanation
Cannot confirm the source of their down payment
Pressures you to remove financing protections without documentation
A buyer may genuinely love your home, but love does not fund a mortgage.
Documentation does.
Preparation does.
A qualified lending strategy does.
