How DSCR Loans Use Rental Income to Qualify Investors

September 24, 2026•2 min read

If you’re buying or refinancing a rental property, a DSCR loan may give you another way to finance it. These loans focus on the property’s rental income and its ability to support the proposed payment, rather than relying primarily on traditional personal-income documentation.

What does DSCR mean?

DSCR stands fordebt service coverage ratio. For many residential investment-property programs, the lender compares qualifying rental income with the property’s proposed monthly housing expense. That expense may include principal, interest, property taxes, insurance, and association dues.

For example, if qualifying monthly rent is $2,000 and the proposed monthly housing expense is $1,800, the ratio is about 1.11. Each lender has its own rules for calculating income and evaluating the result.

What else does a lender consider?

Rental income is a key part of a DSCR loan, but it isn’t the only factor. Depending on the program, a lender may also review your credit, down payment or available equity, cash reserves, property type, and whether the rental is intended for long-term or short-term use.

Some programs may allow an eligible property to be financed through an LLC. Requirements and terms vary, so review the specific property and your goals before assuming a program will fit.

Can a DSCR loan close quickly?

Preparation can help. Having property details, rental information, and requested financial documents ready makes it easier to address questions as they come up. Closing time also depends on the appraisal, title work, lender requirements, and other parties involved, so no timeline is guaranteed.

Is a DSCR loan worth exploring?

It may be if you’re purchasing a rental property, refinancing one you already own, or growing an investment portfolio and want to understand your financing options.

The right starting point is a conversation about the property, its rental income, your available funds, and what you want the investment to accomplish.
